CBRE has moved into the top floor of Adelaide’s first all-electric office building at 83 Pirie Street after completing a state-of-the-art office fit-out. The global real estate services firm now occupies 1,050 square metres of open-plan space in the $265 million Cbus Property development which was completed in late 2022 and recently named Development of the Year by the Property Council of South Australia.
Alistair Laycock, CBRE’s South Australian Managing Director, said the company outgrew its previous location at 151 Pirie Street due to rapid business growth. “The new headquarters has 25% more space and best in class staff amenities,” Laycock said. “The space is a representation of our brand and showcases the full range of office relocation services we offer our clients.”
Laycock credited the company’s Workplace Consulting Strategy team for defining business drivers and workspace parameters with full staff involvement. “The off-market search and lease negotiations were led by our South Australian Director of Tenant Representation, Alexandra McGee, while CBRE’s Global Workplace Solutions team executed the fit-out,” he added.
CBRE Workplace Consulting Director, Amrita Vilkhu said the approach was strategic. “We developed a workplace strategy that aligns our space to business goals, drives efficiency and enhances employee experience,” Vilkhu said. “With a mix of spaces for different work modes and areas to relax and recharge, we’ve created a destination for our people. We’ve also created an amazing client experience that fosters collaboration.”
The building has a central location with views of the Adelaide Hills, natural light and high ESG attributes. The tower is targeting a 5.5-star NABERS Energy Base Building rating and is 100% renewable powered with a 100-kilowatt onsite solar system and renewable energy power purchase agreement. It’s also targeting 6.0-star NABERS Waste and Indoor Environment ratings.
In line with CBRE’s net zero ambitions, the company is targeting 6.0-star NABERS Tenancy rating and 5.0-star Green Star Fit-out Certification. As part of its biodiversity commitment one tree was planted for each chair purchased for the new office.
The building has additional amenities including a business lounge for staff and clients, creative spaces for flexible working, an onsite gym, wellness program via app, rooftop terrace and premium end of trip facilities.
As part of CBRE’s reconciliation commitment the office has a town hall space featuring artwork by South Australian Aboriginal artists. The two pieces of art will rotate annually and the artists will receive a monthly income during the consignment period.
CBRE occupies the top floor and is the property and facilities manager for 83 Pirie Street and provides leasing and concierge services.
